First of all, every real estate professional who has ever written an opinion about it, agrees that the seller should not be around while their home is being shown. Buyers need freedom to roam and ask questions without the seller being present. Buyers need to be able to “picture themselves” in the rooms and spaces, imagining their own belongings filling the house. If the sellers are hanging around, that puts a big wet blanket over a buyer’s imagination.
Having the seller present during a showing makes a buyer uncomfortable and less able to ask questions of their agent. Instead of being free to consult and discuss things that come to mind, whether they pertain to that particular house of just in general, creates a negative experience for the buyer. So it’s best if sellers can find something to do and somewhere to go.
So What Can A Seller Do During a Showing or An Open House?

- Catch up on errands, visit friends and relatives, go to the car wash, grocery shopping, or
- Take a Day Trip. Baltimore and Washington D.C. are both within an hour’s drive.
